Terms and Conditions – FWV Beach Villas

By making a reservation at FWV Beach Villas through our official website, you agree to abide by the following terms and conditions. These are designed to ensure a safe, comfortable and enjoyable experience for all our guests.
1. Reservations and Rates
The rates per night are:
- Villa Fernando: $350
- Villa Yeriam: $375
- Villa Valeria: $400
- Complete complex (all three villas): $1,100
Minimum stay required: 2 nights.
Single cleaning fee:
- Per individual villa: $150
- For the entire complex: $300
Rates are subject to change without notice until the reservation is confirmed.
To confirm a reservation, partial or full payment is required as indicated during the booking process on our website.
2. Check-in and Check-out
- Check-in: As from 4:00 PM
- Check-out: Before 11:00 AM
- Requests for check-in or check-out outside standard hours are subject to availability and may incur additional charges.
3. Capacity and configuration of the villas
Villa Fernando, Villa Yeriam and Villa Valeria:
- Maximum capacity: 6 guests per villa (infants not included).
- Configuration: 2 bedrooms, 3 beds and 2 bathrooms.

Booking of the entire complex (all three villas):
- Maximum capacity: 16 guests.
- Total configuration: 6 bedrooms, 9 beds, 6.5 bathrooms.
- The maximum number of guests is not allowed to be exceeded without prior written authorisation.
- Pets are not allowed in any of the villas or common areas of the resort.
- No parties, events or gatherings are permitted without prior approval.
- The facilities must be used in a responsible and respectful manner both to the property and to other guests.
4. Cancellation Policy
- Cancellations made at least 14 days prior to arrival date will receive a full refund.
- Cancellations between 7 and 13 days prior to arrival will receive a 50% refund.
- Cancellations less than 7 days prior to arrival are non-refundable.
- No refunds will be given for early departures or no-shows.
- Date changes are subject to availability and must be requested in advance.
5. Safety and Liability
- You are responsible for any damage caused to the property or its contents during your stay.
- Any damage will be assessed and billed accordingly.
- FWV Beach Villas is not responsible for loss, damage or theft of personal belongings.
- It is recommended to keep doors and windows locked when leaving.
6. Services included
Each villa has:
- 2 bedrooms, 3 beds, 2 bathrooms.
- Living room, dining room and fully equipped kitchen.
- Free Wi-Fi and private parking.
- Access to the resort’s heated swimming pool.
- The cleaning included is a post check-out service.
- Cleaning services during the stay can be requested at additional cost.
7. Resort rules
- Use of the swimming pool is only permitted to registered guests.
- Order and quietness must be maintained, especially during rest hours: 10:00 PM to 8:00 AM.
- No glass containers or alcoholic beverages are allowed in the pool.
- Children must always be supervised by an adult.
8. Modifications and force majeure
- FWV Beach Villas reserves the right to modify or cancel reservations in exceptional circumstances (technical failure, urgent maintenance, extreme weather conditions, etc.).
- In such cases, relocation within the resort or full refund will be offered.
